Healthy end to 2012....

All is well in the world when you survive Christmas.
With the hustle and bustle of community service, decorating, hanging indoor/outdoor lights, cooking, shopping, wrapping, and keep everyone happy doing it can get to be quite stressful. It came upon us awfully fast this year, and like a whirlwind was gone as quick as it came.
No different than any other year, so much time spent organizing bell ringers for Salvation Army, picking up and delivering red kettles. So many folks excited to have the opportunity to get involved and do their part to serve the community. Every year there seems to be more and more people interested in participating.
Citrus Heights is such a wonderful place to be during Christmastime. When you drive around town through the holidays, you will see the spirit of the season everywhere. I love it here !

There always seems to be a bit of a lull between Christmas and New Years, which seems to be the perfect time to create or review your "Life Plan". This year I went on line and found what appears to be a suitable  and effective workbook for life planning. My biggest business goal for 2013 will be to support as many Citrus Heights buyers and sellers as possible with our. Help as many folks as I can to realize the value of these low low interest rates and looming equity in a new purchase, and get as many sellers to realize selling their home now, if they have been thinking about it, could be the best decision they will make all year.

Personally, will always be to continue my strong journey with God.

Opportunities to Serve God this Season...

Hope your Thanksgiving was filled with all the love and laughter you could handle. It is now the time of year to be thankful for our family, friends and focus on all of the things we DO have.

As we all know, finances are very tight for many, and very null for many more. I am especially proud to be in a position to extend the opportunity to everyone I know - the opportunity to serve God through the holiday season. If you, or anyone you know, are interested, or have children and would be interested to get involved...opportunities with our local Salvation Army are plentiful. From packing food boxes, to driving bell ringers to their locations, or making a 2 hour commitmant to stand in front of a grocery store and ring the bell - the opportunities are here and we would love for you to get you involved. Citrus Heights has a new service available called City Ride.
City Ride can connect passengers to all destinations throughout the City of Citrus Heights including shopping centers, restaurants, movie theaters, community centers, parks, schools and medical facilities from 7 a.m. to 7 p.m., Monday through Friday. The service is open to the general public, and regular RT Basic and Discount fares apply. Reservations are required by calling (916) 556-0258.

Hurricane Disaster Relief, November 2012

I am proud to report The California Association of Realtors has donated $100,000 to disaster relief of Hurricane Sandy. This contribution will be distributed through the National Association of Realtors - Realtor Relief Fund. 
In addition and effective immediately, Coldwell Banker's parent company NRT is launching an NRT fundraising effort for a special, targeted “Qualified Disaster Relief Fund” in which 100% of the funds raised will go directly to help fellow NRT employees and agents in their time of need following this disastrous storm. Qualified disaster relief funds will be granted based on individual need as determined by a committee appointed by the Foundation. 

To make your tax-deductible donation to specifically help NRT colleagues affected by the disaster, go to http://www.events.org/nrtrelief. The deadline for donations to and applications for the NRT Qualified Disaster Relief Fund is Friday, Nov. 30, 2012.

MarketPulse October 2012

Helllo Citrus Heights !!
This month has just blown through and here we are almost at Halloween.

Some quick local Real Estate facts:  We currently have 53 homes available for sale in our fine City - 5 of which are short sales. 115 homes in pending sale - 60 more than the month of September. 56 homes have new owners this month, compared to the 58 that sold last month.
All in all, looking good. I am including an article put out by the California Association of Realtors regarding the health of our housing economy as a whole...enjoy !

CoreLogic recently released its October MarketPulse report, a monthly publication that provides insight into the health of the U.S. economy with emphasis on housing and mortgage metrics.
Key findings in the October MarketPulse Report include:
  • The 2012 housing recovery is expected to be more durable than in prior years because of an improved balance between supply and demand. Given the solid performance of home prices in spring 2012, even a stronger-than-projected decline in the fourth quarter of this year is unlikely to diminish the gains made.
  • According to CoreLogic estimates, new home sales are up 24 percent compared with a year ago and existing home sales are up 11 percent compared with a year ago. This demand is fundamentally driven by institutional investor interest in single-family residential properties as an asset class, pent-up demand returning to the market, and increasing consumer confidence in housing.
  • About one million borrowers are still unable to access refinancing programs. This is due in part to the inability of a large number of borrowers to take advantage of lower interest rate refinancing on loans originated after May 2009, despite efforts by the Federal Reserve and Federal Housing Administration to implement policies aimed at lessening mortgage debt for struggling borrowers since the start of the U.S. housing recession.
I personally have not experienced my borrowers have a difficult time getting refinanced. Getting my first time home buyers into a home of their choice, has proven a little more challenging considering the supply vs. demand, but have been successful twice this last month.  Continues to remain both an excellent time to buy and sell for many reasons - if you know of any friend, family member, colleague/associate looking for more information on todays Real Estate - please do not hesitate to give them my name and number, I would be happy to provide that information for them.

New & Established Businesses around town Oct 5, 2012

As an Ambassador for the Citrus Heights Chamber of Commerce, I have the distinguished opportunity of visiting our Chamber members on a regular basis. Helps me keep my thumb on the pulse of business Citrus Heights, and get engaged with our newest businesses.
Today, I attended the ribbon cutting for RE Use it. They have revived the corner of Auburn/Watson, and now use this location as their drop off for clothing and household donations, that support our local non-profits. Bobbi Bushnell at Healing Arts Institute, was gracious enough to show me around their school for the Healing Arts...Lovely school located on Auburn near Antelope. I spend a lot of time jogging in our wonderful city, and all too often run past homes who's sprinklers settings are set to just keep running. Sadly, it is a huge waste of water and some folks seem to be completely unaware. So please, if your neighbor is guilty - its kind to leave them a note. Save Water - save resources.

Citrus Heights, CA Market Update - Sept.21 - Sept.28

Don't forget to Vote...
It is election season, and Citrus Heights residents will be voting for 2 of the 5 CH City Council seats. October 22 is the last day to register to vote for the Nov.6 election. Registration forms are available at at City Hall, or online by visiting www.sos.ca.govNovember 6  Vote !! Polling locations are listed on Sac Countys website www.elections.saccounty.net . Additionally, you will be asked to vote on Measure K - a local revenue measure that would increase utility tax by 1.75%   Please educate yourself on this tax by visitng www.citrusheights.net .

As we have all noticed, there is a lot of action/construction happening on Auburn Blvd. between Rusch Park and Sylvan Corners, Antelope Rd, & Sunrise Blvd.. This is a revitalization project that includes underground utilities, and street imrovements. Keep informed and avoid traffic by visiting www.ABCupdate.net for continued updates.

Holidays are coming fast...and there are a lot of folks who will be looking for support. If you are interested in getting involved this year, we have some awesome opportunities at our local Salvation Army. Keep a look out, more information to come in future posts.

Real Estate Market Update: 
There are currently 32 homes on the active market, 55 in pending sale, and 58 homes that have sold since the 1st of the month.
With interest rates remaining at historical lows, 1st time buyers realizing the opportunity to enter in the real estate market and cash buyers/investors realizing the opportunity for returns on their investment...we are seeing a lot of action on the playing field. The downside to this, is the dwindling inventory of homes for sale. Equating into more buyers than homes to sell them.

Lets take a moment and remember the morning that would burn into our memory banks forever.
My family had just moved into our new house in North Natomas....it was a beautiful morning as were they all. My child, less than a year old at the time sleeping peacefully across the hall. Watching the news, making the bed, but that mornings news would be different than any other and change the lives of so many forever. God Bless the families affected by the events of September 11.

REAL ESTATE UPDATE:
I have been delivering flyers of neighborhood updates...what is currently available, pending or sold in my immediate neighborhood. If you interested in such updates, or know of anyone who would be, please contact me immediately.

In the meantime...Rates are at their all time lows - excellent news for buyers. I am available to spend time with any person you may know ready to enter into the real estate market.

There are currently 37 - active listings in 95610. 51 pending sales. and 6 homes sold since 9/1/12.
The active numbers are up from last month...which is good news for buyers looking for a home.

On a side note...Citrus Heights City Council is up for elections. Being involved with the Chamber, and its Leadership, based on my experience..I highly recommend and endorse Mr. Charles Stone for City Council.

August 2012


August has mostly been dedicated to a much needed 2 week get-away. Where you ask? Sturgis SD...

All in all we covered 6 states and rode 3500 miles. Amazing way to see the country - on a motorcycle. Turns out there is much history to absorb, from the Crazy Horse memorial to the 'Badlands' of South Dakota.
Was even able to squeeze in a surprise visit to Grandma in Colorado. Colorado was in the end - our favorite state to visit this trip - so fresh and beautiful.
 I am very grateful that my honey and I were able to enjoy and experience this trip together...and even more grateful that God brought us home safely to the greatest joy in our lives - our son !

July 2 - July 13

Since my last post...2 significant events:
1. My Father has returned safely from their mission trip to Columbia. 13 dedicated folks went down there for 2 weeks...In that time, a church was built and many relationships were reconnected, all for the love God.

2. Independance Day !!  Because Sunrise Mall cancelled their fireworks this year - the children enjoyed their own fireworks show at home... Hope everyone had a wonderful 4th of July !!

Citrus Heights Chamber of Commerce and its Ambassadors our movin and groovin in the City - welcoming plenty of new businesses to the market place..most recent ribbon cuttings include Dutch Bros. Coffee @ Madison and San Juan and 7 11 @ the corner of Greenback and Mariposa (will report on in these in the future).

Because I run several mornings a week around our city - I am noticing more and more, the lack of importance people place on our water conservation.  Sprinklers run until rivers of wasted water are flowing down the drain. Its constant, and there seems to be no regard for the waste of this valuable resource. So Please, if you have a neighbor using excessive water without regard, please bring it to their attention - lets conserve !

This week in Real Estate...rates are lower than they have been since WWII. It is an excellent time to consider re-financing your home, and lowering your mortgage payment. If I can assist you with a referral to a local, professional, competent Mortgage Broker - please ask - I would love to hear from you.

Well I must say this month didnt last very long, and I often wonder where the time goes...

Last week my son and I got involved in Bayside Church's "Breakaway" for our 7th year. Breakaway is a week of studying God in an outgoing, creative environment. I had the honor of leading 6th grade boys this year - fun fun fun...
Another part of my family has arrived in Columbia - another mission, honoring and serving God...A lot of wonderful things are happening, and a lot of dedicated folks making them happen.

On the business side... I had the opportunity to meet with several local businesses this week:

I spent a quiet weekend with my family, enjoying home movies, yardwork, time at church celebrating our love for God, and talking with the children about the true meaning of this 3 day weekend - all in all, very nice.

  • Follow up on the bestseller '50 Shades of Grey'....It has taken me 4 days to read it, they were right - you can't put it down - and I can't wait for the next book in the series - Ladies Beware.
  • FYI every Saturday morning - Salvation Army is making it happen for usually around 200 folks who are welcome to come on in for a warm meal. This takes place in Old Roseville, and can be a most gratifying experience. 1. Stopped in to visit Mr. Bill VanDuker at All Star Printing.
Bill contributes much time and energy to the future & development of Citrus Heights, including Rotary. If you're ever interested in learning about some history of our community - he is a fun one to talk to. 2. We have several of the most beautiful Memorial Parks in our City. My favorite is East Lawn Mortuary and Sierra Hills Memorial Park on Greenback by Interstate 80.  Had a nice opportunity to meet with Lisa West this week, who explained some of the excting things happening...most notable is their "Privelege of Planning" presentation, focusing on the importance of getting your family involved in the process of advance planning. Around Town:

1. American River Parkway Half Marathon is tomorrow. For runners and walkers. I believe they still have entries available - pick up at www.fleetfeetsacramento.com

1.  "Citrus Town Center"  corner of Sunrise/Greenback will be having an open house celebration this weekend saturday the 21st 11a-3pm. They are celebrating their $4million dollar remodel with fun for the whole family and live music...donate canned food for local families.

My very first blog post...

Let me start by sharing my purpose for writing a blog:

Because I am so involved with the people of our community, whether its Real Estate, Chamber of Commerce, Business Mixers, New Business Ribbon Cuttings, Young Professionals, Football, Elementary School, Salvation Army....Theres so many great things happening around town, I thought it would be nice to start sharing it with anybody who would be interested...
